With the Start Light program, we eliminate traditional upfront costs – security deposit and agency fee – and replace them with a monthly contribution model: 20% of the rent during the first 12 months, 10% for the remaining duration of the lease.

The guarantee is a modern form of rental security that replaces the traditional deposit. Instead of locking funds in a deposit, the tenant pays monthly contributions, and the property owner receives financial protection from Private House Brokers up to a pre-agreed amount. It’s a safe, convenient, and reliable solution.

Yes – if your lease agreement allows it. In such cases, you’ll be required to top up your contributions to cover a full 12-month period. However, if you decide to continue renting a different property within the Start Light program, your contributions will transfer automatically with no extra fees.

Yes – in every lease agreement with Private House Brokers, regardless of the security model, tenants are required to have OC insurance. This provides an extra layer of protection, covering material damages up to PLN 100,000.

If you experience temporary financial difficulties, we’re open to dialogue. Together, we’ll find the best solution – whether that means ending the lease early, setting up a repayment plan, or implementing other individually tailored options.

In such cases, the tenant is responsible for the excess. This is where the mandatory OC insurance comes in – it covers material damages that exceed the guarantee limit, though it does not cover unpaid rent.
