An occasional lease is a special form of lease agreement for residential properties. It increases security for the landlord, guaranteeing easier recovery of the property from an untrustworthy tenant. The occasional lease agreement, in addition to the main terms, includes a declaration by the tenant to voluntarily submit to eviction in case they fail to meet their obligations. The tenant must also specify another property where they can move and obtain the landlord’s consent to accept them (if the tenant is not the property owner).

Every tenant from the Private House Brokers listings undergoes a 3-step verification process, where we check their identity, ability to cover rental costs, any outstanding debts, and employment status. The verification ensures a safe lease process. The entire process takes place online. In case of multiple applicants for the same property, the landlord is more likely to agree to lease the property to you if your verification is confirmed.

The deposit is the main security for the lease – it is the amount the tenant pays before receiving the keys, which is refunded at the end of the lease. It typically equals one month’s rent but may be higher for premium properties. The landlord has 30 days to return it after the lease ends and may deduct from it any unpaid utility bills, cleaning costs, or property damages.

As a tenant, you can terminate the lease under several circumstances. If the lease is indefinite, you can terminate it by giving the required notice period. For a fixed-term lease, termination is possible only under conditions outlined in the agreement, e.g., if the landlord fails to meet their obligations. You can also terminate the lease immediately if the property is uninhabitable due to significant technical issues or if the landlord violates your rights, such as failing to respect your privacy. Additionally, termination may be justified if the property significantly differs from what was described in the agreement. However, make sure to carefully review your lease agreement before deciding to terminate it.

Yes, based on the lease agreement, you can temporarily register at the rented apartment or house. This can be done at the city’s registration office without the owner’s separate consent. However, make sure to de-register once the lease ends. Registration may allow you to apply for resident parking permits or be necessary for immigration purposes if you are a foreigner.
